Boston Zoning and Development
Boston Zoning – Guided a developer to both Boston Zoning Board of Appeal and Boston Planning and Development agency approval for an 18-unit, multi-family, project in the Ashmont neighborhood of Dorchester.
Boston Zoning – Secured zoning relief from the Boston Zoning Board of Appeal allowing attorney Cloutier’s clients in Jamaica Plain to expand living space to their attic through significant renovations, including the construction of a roof dormer. This zoning relief allowed attorney Cloutier’s clients the space they needed to accommodate their growing family which further allowed this family to remain in Boston as opposed to moving to a suburb.
Boston Zoning – Secured Boston Zoning Board of Appeal approval for attorney Cloutier’s client to demolish an existing but abandoned home and build a two-family dwelling in the Roslindale neighborhood of Boston. Attorney Cloutier worked closely with neighbors, the Office of Neighborhood Services and the Boston Planning and Development Agency to secure final approval for this attractive project that will replace an old, run-down, eye-sore in what is otherwise a beautiful neighborhood.
Boston Zoning – Secured Boston Zoning Board of Appeal approval for the development of a two-family dwelling on a vacant lot in Dorchester. Working closely with the local neighborhood association, attorney Cloutier and his client agreed to amend the original plans, that called for the units to be rentals, to sell the new units as condos in order to meet this local community’s desire for increased home-ownership.
Boston Zoning – Secured zoning relief from the Boston Zoning Board of Appeal that allowed attorney Cloutier’s client to operate a much-needed child day care in the Forest Hills section of Jamaica Plain. Aside from providing numerous young families with a safe and needed child-care option, this center provided numerous employment opportunities for day care teachers.
Land Use – Client retained attorney Cloutier to defend the client’s property against the neighbor’s claim of ownership of a large portion of my client’s land. After living on his property for forty-five years, the client’s neighbor claimed that attorney Cloutier’s client’s boundary line encroached onto the neighbor’s land. After researching various land records and instruments of title, attorney Cloutier successfully argued that his client owned the land in dispute by adverse possession. Subsequent negotiation resulted in an amicable resolution that resulted in attorney Cloutier’s client purchasing the neighbor’s entire parcel of property.
